  • Our Project Executive will maintain overall administrative and technical responsibility throughout the project.

  • The Construction Manager will participate in weekly coordination meetings with the client, architects, engineers, and consultants.

At the client’s request, Conti Construction/Consulting, Inc. will prepare detailed budget estimates during the schematic, design development, and construction documents phases.

Value Engineering

Working closely with the client and design team, we will evaluate all major building systems to identify cost-effective alternatives that meet or exceed the design intent. Areas of analysis include:

  1. Foundations, structure, enclosure, vertical transportation, MEPS, and specialty systems
  2. Quality and durability
  3. Schedule, material, and manpower availability
  4. Constructability and detailing
  5. Long-term maintenance and operational feasibility

Constructability Review
and Site Logistics Planning

We will analyze construction activities to establish the most efficient sequencing and methods while mitigating conflicts. Trade-specific requirements for labor, materials, and equipment will be identified, accounting for site constraints, traffic flow, staging, hoisting, phasing, long-lead items, and municipal regulations.

A detailed logistics plan will be developed and approved prior to construction, minimizing impacts on existing facilities and surrounding properties. Early-start opportunities will be highlighted to accelerate select trade activities.

Scheduling

We will prepare an initial target schedule incorporating design, procurement, construction, and occupancy milestones aligned with the client’s needs and budget. As the design advances, schedules will be refined and updated monthly, with two-week “look-ahead” schedules issued at weekly OAC meetings.

Coordination of
Contract Documents

Our team will review all drawings and specifications with the design team to resolve inconsistencies before construction begins. Subcontract scopes will be carefully defined to reflect site logistics, scheduling, phasing, and operational requirements—reducing conflicts and ensuring clear direction.

Project Status Reporting
We will issue a monthly Project Status Report covering design progress, budget and buyout updates, anticipated costs, contingency analysis, schedule status, open issues, and change orders.

Project Commissioning
and Owner Occupancy

Conti Construction/Consulting, Inc. will coordinate with the client and governing authorities to ensure an efficient transition to occupancy. We will confirm timely commissioning of systems, completion of punch-list items, and successful municipal inspections, delivering the project within the agreed schedule.
